Corporate Tools in Post Falls, Idaho is looking for an experienced Commercial Property Manager to join our growing team and help manage our commercial properties across all 50 states. We own a lot of buildings, and they all have a habit of needing attention. You’ll keep them running smoothly, tackle problems before they become expensive, and make sure our properties are ready for whatever comes next. Responsibilities
Oversee the day to-day property management responsibilities for a portfolio of office properties across the US
Vendor, contractor and tenant management
Negotiating contracts
Work with leasing agents
Maintain comprehensive property files, keeping them organized and up-to-date
Assist with sourcing potential real estate opportunities via research on multiple listing sites and engaging with brokers throughout the US
Any remodeling, disaster projects, and the cleanliness of all our properties
Potential to travel 20 percent
Requirements
Previous experience in managing commercial properties including experience with operational issues such as operational emergencies or building renovation.
You must understand how a building is put together.
Highly organized with proven experience managing multiple projects
Previous experience with commercial building systems, including HVAC, electrical, plumbing, etc
Previous contract management experience
Experience with commercial leases. You understand terms like CAM/OP Ex/Additional Rent
Experience with commercial real estate transactions. You know terms like rent roll and cap rate
Willingness to travel up to 20 percent when needed
